SELECTING A LETTING AGENT

When choosing a letting agent, consider if they are regulated by a Redress Scheme, as well as members of HMRC Supervised Money Laundering Scheme.  These is critical as it safe guards landlords and tenants from rogue agents.  We are happy to say Eden Estates are regulated by the Property Ombudsman and have partnered with Client Money Protect.


You should also check if your agent will organise the legal requirement of an Energy Performance Certificate(EPC), Gas Safety checks and Electrical Certification (EICR) on your behalf or if you need to arrange these yourself? You are responsible for making these document available to prospective and future tenants. Eden Estates will arrange this for you.

With our property management service we shall be responsible for arranging on the tenants behalf all accounts with utility companies, telephone supplier, council tax and TV licensing.

Eden Estates carryout viewings out of hours and weekends, this dramatically increases the chances of the property being let.

RECEIVING AN OFFER

As soon as a potential tenant wishes to rent your property, we will contact you to communicate full credentials of the individual with any special conditions to help you decide whether or not to accept.

Eden Estates will not proceed until you have confirmed to let the property to the chosen applicant, subject to referencing.

OFFER AGREED

Once you accept an applicant we will do the following, regardless of whether your property is managed:

​

  • Obtain references for the tenants

  • Perform credit checks

  • Arrange signing of Tenancy Agreement

  • Collect moving-in payment (rent + deposit)

  • Arrange standing order for rent payments

 

We can also, subject to a fee, get your property ready for move-in and:

​

  • Carry out check-in and inventory

  • Organise Gas Safety Checks, EPC & EICR

  • Arrange professional cleaning of your property or maintenance

 

For your added peace of mind, where applicable we can hold the deposit and register this with a deposit protection scheme, resulting in a faster and more efficient deposit release process at the end of the tenancy.

COMPLETION

Upon completion, keys will be released the tenant on moving-in day.

For managed properties, we will provide the tenant with contact details of their dedicated Property Manager.
